Home insurance carries a lot of small details, and most of them only matter on the worst day of the year. Here are the ones homeowners ask me about most.
Four things, mostly: the building itself, the belongings kept inside it, your responsibility if a visitor is hurt on the property, and somewhere to live while repairs run. I set the limit on each part the day your policy is written.
The home does most of the talking. Age of the roof, how the place was put together, what it would cost to rebuild today, the deductible you pick, and the claim history at the address all move the number I come back with.
Water rising from outside the home needs cover of its own. Sudden trouble indoors is treated differently, so a split pipe or an overflowing tank is often already handled. Ask me and I will tell you which side yours falls on.
It is the share you cover before the policy covers the rest. A higher one pulls the monthly cost down but leaves more on your plate after a loss. Pick a figure you could hand over tomorrow without losing sleep.
Usually yes, up to a set limit. A laptop taken from a car or a bag lost on a trip can still fall under the belongings section. Higher value pieces such as jewelry are worth listing on their own, and I can add those for you.
Smaller claims can close within days once the photos and paperwork are in. Bigger repairs wait on contractors, materials and inspection dates. Either way I keep you updated rather than leaving you guessing.
